Real Estate Process for First Time Home Buyers

Buying a home is a process.  The best way to begin is by being prepared.  The first thing you should do is figure out how much of a monthly payment you can comfortably afford.  Once you have that figured out, it is best to consult with a lender.  Whether it be a bank, or mortgage company, remember:  you have the right to shop around for your money and get the best rates.  It is your money.

Start putting money aside for costs and down payments.

Once you speak to your lender, they will qualify you with a loan product.  There are always new products and programs entering the market, so find out which one would work the best for you.  The lender will give you an idea of what price range you should be looking in, to get the home you can best afford.  They will issue  you an LSU...Loan Status Update, to give to  your Realtor, so your Realtor will only direct you to homes in your price range.  A good Realtor works very closely with Your lender so when an offer is submitted, it follows the lenders guide lines, and helps the Realtor know how to structure your offer.

The next step is to find a Real Estate Professional to work with.  Don't try to do it by yourself.  Licensed Realtors have the knowledge and experience to help you through the negotiation and legal process of purchasing a home.  As a Buyers agent, the Realtor does not charge you a fee.  The fee is automatically assumed by the seller.  It is a Sellers cost. So take advantage of a Real Estate Professional and let them take care of the details.  We explain each step of the process to our clients, so you know at all times what is happening and what you should expect as far as the next step in the process.

 It is very important in this market to be patient.  Inventory is getting smaller and it may take longer for an offer to be accepted.  Follow the advise of your Realtor and remember:  they want your transaction to work and close on time.  You are both on the same team...which brings us to...you and your Realtor are on the same team.  You both want the best results.  Remember, ask questions, be patient and let your Realtor help you throughout the process.

When you find the perfect home, you and your Real Estate Professional put in an offer on the property.  An offer is submitted along with an Earnest Money Check and your LSU.  At that time your offer is reviewed and either accepted or rejected.  We advise our clients to make an offer that will atleast produce a counter offer on the property.  We go over that process with you as well.
